人形町にある築20年の賃貸マンション1棟リノベーション。共用部のデザインと5タイプの住戸を計画しました。外観が昔よくあった色調の凡庸なタイル貼りマンションでしたが、全面改修せずにイメージを一新するため、人形町の老舗店舗や歴史からデザインモチーフを引用しています。2階レベルは、曲面のルーバーで覆い、1階アプローチの外壁は、古い印象の石材を剥がしながら腰部分を基壇としてあえて残し、剥がした面を対比的に設えています。各住戸は、DINKS、単身住まいをターゲットにし、2名でも負担なく自宅でそれぞれ仕事ができるように計画しています。ローコスト住戸でありながらも手の触れる部分は、人形町らしい手仕事のつまみを採用するなどポイントを絞って差別化をしています。共用部に設定した丸い電球は人形町の提灯から着想し、街の光が建物に続いていくようにイメージしています。照明の照度は、専有部に近くなるにつれて落ち着いていくように計画しています。

A project was undertaken to renovate an entire 20-year-old rental apartment building located in Ningyocho. The design included the renovation of the common areas and the creation of five different types of residential units. The exterior of the building originally had a generic appearance with tiled facades in common color tones from the past. To completely transform the image without a full-scale renovation, design motifs were borrowed from the historical shops and heritage of Ningyocho. The second-floor level was covered with curved louvers, while the exterior wall of the first-floor entrance was intentionally preserved with the lower section acting as a base, removing the old impression of the stone material and contrasting it with the newly designed elements.

Each residential unit was targeted towards DINKS (Double Income No Kids) and single residents, with a focus on enabling both occupants to comfortably work from home. Despite being cost-effective housing, attention was given to differentiating the units by incorporating handcrafted details reminiscent of Ningyocho. The common areas featured rounded light bulbs inspired by the traditional lanterns of Ningyocho, creating a visual continuity where the city’s illumination extends to the building. The lighting intensity was planned to gradually decrease as it approached the individual units, creating a sense of calmness.
