青山一丁目駅徒歩2 分にある外国人向け高級賃貸マンションの再生。
特に空室が目立った2 フロア8 区画を36 区画のオフィスへコンバージョン。
既存の重厚感と古さを活かした設えとして、限られた予算の中で建物のポテンシャルを引出すことに配慮した改修をした。
完成後、36 区画はわずか2ヶ月半で満室。賃料は従前の坪1.5 万円から坪2.3 万円へ上昇し、大幅な収益向上を実現した。

Renovation of a luxury rental apartment for foreigners located just a 2-minute walk from Aoyama-itchome Station. Specifically, 8 out of 36 units on two floors were converted into office spaces. The renovation aimed to utilize the existing grandeur and antiquity of the building while considering the limited budget to bring out its potential.

After completion, all 36 office spaces were fully occupied in just two and a half months. The rental prices increased from the previous ¥15,000 per tsubo to ¥23,000 per tsubo, resulting in a significant increase in revenue.
